Dear Friends and Colleagues,

When Blackstone committed billions to luxury lifestyle and destination resort acquisitions, Wall Street called it visionary. When major institutional capital began chasing drive-to-destination leisure, analysts called it inevitable. When VIVÂMEE Hospitality quietly closed on its sixth resort property — adding 54 holes of championship waterfront golf across 870 irreplaceable acres in one of America’s most affluent hospitality corridors — almost nobody was watching. That’s exactly how they planned it.

The brand doesn’t make a lot of noise. But the portfolio speaks for itself: six resort properties, five championship golf courses, and a growing collection of drive-to-destination experiences anchored by golf, wellness, spa, and high-margin event programming stretched across Maryland and New Jersey. VIVÂMEE Hospitality isn’t chasing the experiential travel boom — it quietly predicted it.

Today, we are proud to announce the acquisition of Queenstown Harbor Golf Resort and The Golf Club at South River through Capital H6, a private placement fund co-sponsored by Accountable Equity. Queenstown Harbor, a 36-hole waterfront destination resort on Maryland’s Eastern Shore, serves as the portfolio’s primary growth engine with significant capacity to expand lodging, events, wellness, and experiential programming. The Golf Club at South River, an established 18-hole private membership club near Annapolis with more than 600 member families, contributes predictable, recurring dues-based revenue and strong member retention to the combined platform.

We are not in the business of simply acquiring properties — we are called to steward them. Every asset we bring into this portfolio carries a soul: the legacy of the families who built it, the community who loved it, and the guests whose memories live inside it. Our job is to honor that soul, protect that legacy, and breathe new life into it — which is, at its heart, exactly what VIVÂMEE means.

These irreplaceable properties sit in one of the strongest feeder markets in the country, positioned at the intersection of championship golf, destination hospitality, and wellness travel — three of the most durable demand drivers in the market today. With six resort properties now under the VIVÂMEE platform, we have the scale, the team, and the depth of stewardship to unlock their full potential for this generation and every one that follows.

What sets VIVÂMEE apart isn’t just the acreage or the hole count — it’s the operating philosophy. We are redefining what a resort experience looks like for the drive-to-destination traveler: immersive wellness programming, golf-anchored weekend escapes, destination weddings and corporate retreats, and a hospitality culture built around the brand’s founding mission — “to revive the soul.” Every acquisition is selected not just for its real estate fundamentals, but for its potential to become a genuinely transformational guest experience.

The timing is no accident. Golf participation in the United States reached a record 47.2 million players in 2024, marking seven consecutive years of growth. Experiential hospitality and wellness-oriented travel continue to outperform traditional lodging categories nationwide. The Washington–Baltimore–Annapolis corridor — home to more than 9 million residents within 60 minutes of the portfolio — represents one of the most affluent and supply-constrained hospitality markets in the nation. VIVÂMEE is building its platform precisely where demand is strongest and new supply is hardest to create.

At VIVÂMEE, we are dedicated to building a culture rooted in joy, humility, and ministry. We aren’t just acquiring properties; we are stewarding exceptional spaces where communities are strengthened, and every guest feels a true sense of “Welcome Home.”

We extend deep gratitude to the investor community at Accountable Equity, whose co-investment made this acquisition possible. Accountable Equity’s model of investing side-by-side with the operating management team — and opening that access to accredited investors and family offices — has been a foundational partner in VIVÂMEE’s growth. With 465 active investors and 11 successful funds across hospitality and experiential real estate, Accountable Equity brings not just capital but a community of aligned, long-term partners to every acquisition.

We can’t wait to welcome you to these new properties and continue building something truly special together.
